Landlord's lose £12M last year in adjudicated cases over deposit disputes with tenants - and that's just the tip of the iceberg. Many more simply can't be bothered pursuing a claim for damages as they know they don't have the evidence required.
There were 23,500 disputes in 2009 - up from around 1,000 the year before as tenants become more aware of their rights and the fact is that, without evidence, landlords stand no chance of making a successful claim. The number of disputes is predicted to escalate massively in the coming years.
Why have a video inventory?
Written inventories alone are often, quite literally, not worth the paper they are written on. They may be too brief, with no schedule of condition, or are too long and amibiguous to be of any use evidentially. Photographs are obviously an improvement but it's impossible to foresee what will be damaged at the end of a tenancy, and ensure that a photograph is taken at the start showing the item in its original state. Without a photograph, not only of the item in question but also the area has been damaged, all the tenant has to do is simply claim, "it was like that when I moved in" and your claim will fail.
On the other hand, our professionally produced inventories are supported by a DVD recorded in high definition. A typical 30 minute video inventory will not only provide the equivalent of over 37,000 digital photographs, making sure that every part of your property is covered, but will also show items in their context, which gives an adjudicator a true impression of the overall condition before and after the tenancy.
Our service works on 3 levels:
- It puts the tenant on notice from the start that they will be held accountable and there will be no room for making spurious claims.
- If there is any damage evident at the end of the tenancy, you will have the best possible evidence you need to end the dispute quickly and without hassle.
- Should the tenant persist with their claim we will provide the services, under our unique Dispute Resolution Service, of our specialist solicitor, free of charge, to handle tenant negotiations, collate evidence and submit the case to the relevant adjudication body.

In fact, you will find our charges are very similar to those charged by a reputable company for a standard written inventory - and you get the added protection of our unique dispute resolution service included within the cost. Charges start from just £55 for a 1 bed flat, but depend on area and number of rooms.
